Terms of use & house rules
Last updated 12 October 2026
By using Roomlo to search, visit or book a PG, room or co-living stay, you agree to these terms.
1. About Roomlo
- Roomlo is a platform that connects tenants with PG, hostel, room and co-living operators in Bengaluru.
- Listing details (rent, facilities, photos, availability) are provided by property operators and can change. Always confirm details during your visit before paying.
2. Accounts
- You must give accurate name, phone and email details and be at least 18 years old, or have a parent/guardian complete the booking.
- You are responsible for activity on your account. Do not share your login.
3. Visits
- Visit requests (in person or virtual) are subject to confirmation by the property team.
- Please arrive on time and carry a photo ID for in-person visits. Repeated no-shows may limit future requests.
4. Booking and payment
- A bed is reserved only after you choose a joining date and the team verifies your payment.
- The total bill at booking includes first month's rent, the refundable security deposit and a ₹5,000 booking amount (AMC) shown as a separate line item.
- Monthly rent is due in advance by the 5th of each month unless your agreement says otherwise. Late payments may attract a late fee as per the property's rules.
- Pay only through the methods shown in your Roomlo booking page and always keep your transaction reference.
5. Check-in and ID verification
- A valid government photo ID (Aadhaar, PAN, passport, driving licence or voter ID) is required before check-in, as per local police verification rules.
- You must sign the Leave & Licence agreement. Show your booking code at check-in.
6. Standard house rules
- Respect quiet hours (typically 10 PM – 7 AM) and fellow residents.
- Smoking, alcohol, drugs, weapons and illegal activities are not allowed on the premises unless a property's rules state otherwise.
- Visitor timings and overnight guests follow the property's own rules; guests must register at the reception.
- Keep your room and common areas clean. Report damage or repairs through the app.
- Cooking appliances, extra electrical equipment and pets are allowed only where the listing says so.
- The operator may enter rooms for cleaning, maintenance or emergencies with reasonable notice.
7. Damages and deposit
- You are responsible for damage beyond normal wear and tear. Repair costs may be deducted from your deposit after a move-out inspection.
- The refundable deposit does not cover unpaid rent unless agreed during move-out.
8. Notice and move-out
- Give notice through the app as per the notice period on your listing (commonly 30 days).
- On move-out, return keys/access cards, clear your belongings and complete the inspection.
9. Termination
- The operator may end a stay for non-payment, serious rule violations, illegal activity or safety risks, as per the Leave & Licence agreement.
10. Liability
- Roomlo is not liable for loss of personal belongings. Use the lockers or wardrobe provided and keep valuables secure.
- Disputes are subject to the jurisdiction of courts in Bengaluru, Karnataka.
These terms are a general template for PG and room bookings. Each property's own house rules and the signed Leave & Licence agreement also apply. Questions? Message the Roomlo team from your account.
